Home Inspection

  1. Exterior:
    1. Lots & Ground (grading, walks, driveway, deck, porch, balcony, etc.)
    2. Siding (type of siding, window & door flashing, fascio, soffits, hose bibs, electrical elements, etc.)
    3. Roof (material, type, age, layers, penetration flashing, chimney, water control, etc.)
    4. Garage (garage door, walls, slab, service door, windows, etc)
  2. Structure & Area below 1st floor [basement or accessible crawl space]:
    1. Structure (beam, joists, foundation walls, posts, subfloor, slab, interior stairs, etc.)
    2. Basement or Crawl Space ( walls, ventilation, water penetration, electrical elements, etc.)
    3. Electrical service (electrical panel, service wire, grounding, breakers, wiring, etc.)
    4. Heating system & A/C (jacket condition, exhaust system, thermostat, etc.)
    5. Plumbing (main water valve condition, water pipes, drain pipes, water heater, etc.)
    6. Laundry (exhaust system, service supply, etc.)
  3. Interior (kitchen, bathrooms, living rooms, fireplace, etc.)
  4. Attic (roof structure, insulation, water penetration, etc.)

 

Apartment Inspection

  1. Interior:
    1. Kitchen Appliances (cooking appliance, sink & plumbing under sink, dishwasher machine, electrical outlets & fixtures, disposal, ventilation above cooking appliance, condition of walls & floors, condition of windows, condition of doors).
    2. Living rooms & bedrooms (condition of walls & floor, condition & operation of windows, condition of closets, electrical outlets & fixtures, condition of doors).
    3. Bathrooms (sink & plumbing under sink, condition & operation of toilet, condition & operation of bath tub or shower or whirlpool, condition of walls & floor, condition & operation of windows, condition of closets, electrical outlets & fixtures, condition of doors)
  2. Heating, A/C, Plumbing, Electrical, Laundry [if these items are not central or maintained by building association]:
    1. Electrical service (electrical panel, service wire, grounding, breakers, wiring, etc.)
    2. Heating system & A/C (jacket condition, exhaust system, thermostat, etc.)
    3. Plumbing (main water valve condition, water pipes, drain pipes, water heater, etc.)
    4. Laundry (exhaust system, service supply, etc.)
